North Delta Market Snapshot

September brought softer benchmark prices and a slower pace of sales than a year ago. Here's what that means for homeowners considering their next move.

September at a glance

North Delta's three major residential property types recorded 32 sales in September. The board's published benchmark prices declined year over year across detached homes, townhouses and apartments.

Understanding months of supply

Months of supply compares the number of homes listed for sale with the number sold in a month. At September's pace, North Delta had about 8.75 months of supply across these three property types. This is a snapshot, not a prediction of how long any particular home will take to sell.

Interpretive guide, not FVREB-published months-of-supply thresholds. The boundaries are based on the board's stated balanced sales-to-active-listings ratio of 12%–20% (equivalent to roughly 5–8.33 months of supply). The Fraser Valley board describes the wider region as a buyer's market and reports a 9% sales-to-active ratio for September.

How benchmark prices changed

These are three published observations, not a continuous monthly trend. Each line shows a property's benchmark price indexed to September 2025 = 100, so different price ranges can be compared on the same axis.

North Delta by property type

The activity picture varies by housing type. Townhouse and apartment sales counts are small, so large percentage changes can reflect only a few transactions.

What this means for you

If you're buying

North Delta's benchmark prices were lower than a year earlier in all three major property types. With 280 active listings against 32 September sales, there may be room to compare options carefully. Conditions still vary by property and neighbourhood.

If you're selling

Detached benchmark prices were down 11.0% year over year, while North Delta detached sales totalled 24 in September. Thoughtful pricing and a clear understanding of competing listings matter when buyers have choices.

My read on this month

September’s market statistics tell a story of more choice for buyers and continued price adjustments across North Delta and the Fraser Valley. While sales remain subdued, softer prices are giving today’s buyers greater negotiating power and more time to find the right home.

For sellers, this means it’s more important than ever to be well prepared, priced appropriately, and informed about your neighbourhood’s current market conditions. A thoughtful approach can make all the difference.

If you’re thinking about making a move — whether it’s downsizing, upsizing, or buying your first home — I’m here to help you understand what these numbers mean for your unique situation. Every home and neighbourhood is different, and I love having these conversations with my clients to help them make confident, well-informed decisions.

As always, if you have any questions about the market or would like a personalized home value review, please reach out. I’m always happy to chat.
