TITLE SEARCH, CITY AND STRATA DOCUMENTS

These are very important documents that I will purchase from Land Titles and the City to ensure all pertinent property details such as easements, rights of ways and other legal notations are readily available to potential Buyers. If a Strata Property, all applicable documents will be ordered.

CONSULTATION WITH A STAGER

The services of a home stager help simplify and de-clutter the interior, optimize furniture placement, and provide any further suggestions to help your property present at its best.  96% of Buyers agents agree that Buyers are positively affected by a staged home.

PROFESSIONAL PHOTOGRAPHY, VIDEO AND A FLOOR PLAN

20-40 Photos, a cinematic video and professional measurements are taken by BC Floor Plans and accompany the listing right from the start.

SIGNAGE

If you agree, I will place signage at the property in accordance with the neighbourhood or strata.

TARGETED EXPOSURE AND A STRATEGIC ADVERTISING MIX

Through elegant and sophisticated, multi-channel marketing efforts, I will ensure that your home stands out. OPEN HOUSE AND SHOWINGS

If you agree, I will hold a Public Open House the weekend after your home becomes live on the Multiple Listing Service and I will make myself available to accommodate all additional showings.

COMMUNICATION AND NEGOTIATION

I will be available at all times for your consideration and will keep you informed regarding the progress of the sale of your home right up to, and until Possession which will include regular email and or verbal reports.  Once offers are received I will help identify qualified buyers and assist you in negotiating top dollar and favourable terms and conditions.

PACK AND CONTACT

I will provide you with my detailed “Moving TODO Checklist” along with my referral list of Move out Cleaners and Moving Companies.  If you are planning a Garage Sale I can provide you with signs for your Yard or Garage Sale.

CLOSING AND COMPLETION

I will assist you in the Completion and Possession Process and provide you contact information for reliable and trusted Lawyers/Notaries.  On Possession Day I will hand the keys over to the Buyers agent and meet you at your new home to present you with my closing gift.

YARD SALE/GARAGE SALE

I will provide you with signs for your yard or garage sale so you can make room for new 'stuff'.
